So What’s a HIP?
Home Information Packs (HIPs) are new but like most changes there’s really nothing to worry about. The packs contain legal information about your property and an Energy Performance Certificate (similar to the coloured charts you see displayed on new fridges and washing machines). You may need a HIP before your house is marketed but don’t worry, Lawrence James can organize this for you. The idea of HIPs is to provide your buyer with greater information at the outset, enabling them to make more informed decisions about buying your home.
What does it cost?
Costs vary between Estate Agents, but you can rely on us to have the most competitive terms available. You don’t have to part with money before placing your house on the market with us!
Isn’t this just the Government making me pay more to move?
Opinions exist for both answers! Ultimately though, you should find that some of the things you normally pay for as a buyer, are now paid for by your seller (searches etc.). So what you gain on the swings....
So exactly what’s in the pack?
There’s a Sale Statement, Evidence of Title, Searches and local authority enquiries, Leasehold/Commonhold documents if applicable, Energy Certificate and an index!
